Selection Criteria

We select families based on the following criteria:

  1. Need
  2. Willingness to partner
  3. Ability to pay

NEED:

A family is considered for a Habitat house based on suitability of their current shelter. Those living in sub-standard housing are given preference. Adequate housing is determined by problems with structure, sanitary facilities etc., as well as family size, need and income.

 Only families who can not purchase a house through conventional or alternative means will be considered. Gross income is not to exceed 150% of the Federal Poverty guidelines.

WILLINGNESS TO PARTICIPATE AS A PARTNER WITH HABITAT:

When selected, a family becomes a partner in the Habitat program. Families assist in the construction of their own home and other homes. A total of 250 "sweat equity" hours per adult is required.

 Applicants must show visible evidence of their potential to keep a house clean and in good repair by their concern for proper maintenance of their present living quarters.

 Applicants must express willingness to participate in the personal development programs selected (budget counseling, home maintenance, etc.).

 ABILITY TO PAY:

Families must demonstrate their ability to pay the monthly payments, taxes and insurance without jeopardizing their ability to meet all other family financial obligations and living expenses. Generally this will mean that a family must have a monthly income equal to at least four times the anticipated monthly mortgage payment.

Applicants must be able to demonstrate stable income and a history of financial responsibility. Credit references will be requested and verified.

Applicants must understand that an in-depth investigation will be conducted by the selection committee to determine actual need and ability to pay for the Habitat home. The investigation will include personal visits and interviews by committee members and reference and credit checks.
